Residential Marketing and Listing Services

1. For Sale By Owners

For a flat fee paid in advance, we can help you attract buyers. If at any time you should decide to use any of our other listing services, this fee would be credited back to you at the time of the closing on your property.

  • For this fee we will create a listing of your property on our website
  • Provide you with a template for a color photo flyer so you can describe your property to others and add photos (Word document)
  • Hand deliver a preliminary seller booklet to help you understand the selling and showing process
  • Provide you a list of resources that you may need to get your home ready for the market

2. Limited Listing Services

For a flat fee paid in advance we can allow you limited access to MLS and our other services. If at any time you should decide to use our other listing services, this fee would be credited back to you at the time of the closing on your property.

  • Submit your property into the local MLS*
  • Your home will be added to our website as a Featured Property with the color photos and descriptions written by you
  • Provide you with a template for a color photo flyer so you can describe your property to others and add photos (Word document)
  • Hand deliver a preliminary seller booklet to help you understand the selling and showing process
  • Provide you a list of resources that you may need to get your home ready for the market

*The seller will be required to prove their square footage as well as provide any digital photos that you may want uploaded to your listing

3. Exclusive Listing Services

These services are our minimum listing services with an Exclusive Right To Sell Listing Agreement executed between us and the seller(s). For a reduced commission of 5% we will perform all of the following services to market and sell your property.

  • Perform an overview of your property to assess its amenities and potential objections. We will make suggestions on what we think you need to do to get your home ready for the market, as well as help you stage the home for showings.
  • Provide a written Comparative Market Analysis specifically on your home to help you decide how to ultimately price your home. You will see what homes similar to yours have sold for recently, as well as what homes you may potentially be competing against. This information will be detailed and will assist you in positioning yourself in the market for success.
  • Provide all the necessary paperwork, as well as a list of everything we need your get your home on the market
  • Submit your property into the local MLS within 24 hours of signing the listing agreement along with any attached addenda required for an agent to write an offer on your home
  • We will verify square footage
  • We will take digital photos of the interior and exterior of your home once it is ready for showings
  • The maximum number of photos will be uploaded to your listing in MLS along with any descriptions allowed
  • We will place a For Sale sign and lockbox on the property within 24 hours of signing the listing agreement
  • Full color photo flyers will be maintained outside your home for potential buyers to gather preliminary information on the property and view a few photos
  • A Marketing Booklet will be placed in the home further describing your homes special features and providing information on schools, local amenities, the neighborhood, etc.
  • Your home will be added to our website as a Featured Property with color photos and extra descriptions provided by us to help promote your amenities and special qualities
  • Your listing on Realtor.com will be edited by us to provide maximum photos and descriptions for more hits by potential buyers
  • We will personalize your showing notifications and requirements for our showing call center so that you may set special instructions, receive notifications of showings via email, phone or both as well as see the actual feedback provided by showing agents
  • We will do everything in our power to secure feedback from showing agents. They will receive a personal email message from us with a reminder photo of your house requesting feedback. This will be sent to them at multiple intervals until feedback is received. If we do not get an mail response, we will call the agent directly to get their feedback and will provide it to you ourselves
  • Once you get an offer, we will review every detail, all contingencies, any addenda and any other pertinent issues to assist you in your decision making process. We will negotiate diligently on your behalf until we have an acceptable contract!
  • Once your home is under contract, we will assist you in any further negotiations, such as inspection issues, as well as closely follow all pertinent deadlines and dates outlined in the contract
  • We will attend the closing with you and ensure that you get your proceeds!

4. Premier Listing Services

Our Premier Listing Services are for that special property that deserves more attention and exclusive marketing initiatives. These listings usually require a higher commission rate which we will discuss with you in detail. Whether it is an executive home, horse farm, raw land, or any unique property, we are committed to getting it sold quickly for the maximum amount of value possible. We will perform all of the above services as well as:

  • Have a professional virtual tour completed on your property which we will make available in the local MLS, realtor.com and many other websites
  • We will create a personal and individual website posting featuring your home. This website will in turn be posted on a multitude of search engines such as craigslist where potential buyers may see the property every day. It will be managed to maximize exposure and to keep your home at the top of the list!
