Residential Marketing and Listing Services

1. Unrepresented Sellers

For a flat fee paid in advance, we can help you attract buyers. If at any time you should decide to upgrade to one of our other listing services, this fee would be credited back to you at the time of the closing on your property.

  • For this fee we will create a listing of your property on our website (photos may or may not be provided by you)
  • Provide you with a template for a color photo flyer so you can describe your property to others and add photos (Word or Works document)
  • Provide a preliminary seller pamphlet to help you understand the selling and showing process
  • Provide you a list of resources that you may need to get your home ready for the market
  • The seller will receive no further marketing or negotiating services and will be required to sign a website marketing agreement
  • If you sell your home, no further fees or compensation would be due to NC Realty Solutions

2. Limited Listing Services

For a flat fee paid in advance, we will allow you limited access to MLS and some of our other services. If at any time you should decide to upgrade to one of our other listing services, this fee would be credited back to you at the time of the closing on your property.

  • Submit your property into the local MLS database with descriptions and photos
  • Your home will be added to our website as a Featured Property with color photos
  • Provide you with a template for a color photo flyer so you can describe your property to others and add photos (Word or Works document)
  • Provide a preliminary seller pamphlet to help you understand the selling and showing process
  • Provide you a list of resources that you may need to get your home ready for the market
  • Place an NC Realty Solutions for sale sign on the property and provide you with a lockbox
  • The seller will be required to sign a listing agreement with the appropriate disclosures and addenda; provide the basic information on the property and prove the square footage of the home
  • The seller will be required to pay a buyer’s agent a commission if they bring a buyer and the home closes (fee to be disclosed in MLS)
  • The seller will not be represented by NC Realty Solutions in negotiations and must work with the buyer and their agent on their own as an unrepresented seller
  • If you sell your home, no further fees or compensation would be due to NC Realty Solutions

3. Exclusive Listing Services with our Comprehensive Home Marketing System

Selling real estate is much more involved than putting a for sale sign in the front yard and placing the listing in the MLS database. Buyers today have many avenues for searching for homes that are for sale. In addition, there will be other homes on the market competing for the same buyers. We have a Comprehensive Home Marketing System designed to sell your home at the highest price possible, in the shortest amount of time possible, with the least amount of inconvenience to you and your family.

Before you put your home on the market:

  • Once you have decided to sell your home, we will come and preview the home. We will verify the square footage and document all of its features, updates, neighborhood information, community highlights and all positive, as well as negative aspects of the home
  • We will then provide you a professional Comparative Market Analysis to help you determine the asking price of your home. We will help you identify your selling goals in terms of finances, timing and any other factors that may affect the sale of your home. We will fully explain the Listing Agreement, its addenda and all aspects of the sale process, right down to the transferring of the deed
  • After you have determined the asking price of your home we will get to work helping you prepare your home for sale. It is important to accentuate the positive and take care of any potential objections up front. If there are any repairs or other work that needs to be done to improve the marketability of your home we will help you arrange for these repairs and see that they are taken care of in a timely manner. We work as a team!
  • We will help you stage your home for maximum showing appeal. It may be as simple as "de-cluttering" a room or closet, or it may be as extensive as hiring a professional stager to stage your home for sale - at no additional cost to you!
  • Once your home is ready, we will take interior and exterior photos, as well as photos of any neighborhood amenities for our marketing materials

Putting your house on the market:

  • We will enter your home in the Triangle or Wilmington Multiple Listing Service (MLS) and submit multiple photos of the interior and exterior of the home
  • A For Sale Sign will be placed in the yard, and a security lock box will be installed on the front door
  • A photo flyer box will be placed near the For Sale sign and will be kept stocked with full color photo flyers outlining the main features of the home, providing the sales price and contact numbers for us
  • A SMS text campaign will be launched with a unique text message number assigned to your home. A sign will be placed on the property so that potential buyers driving buy can receive a text message with basic home information, sales price and photos. This campaign also allows us to capture the phone number of the person making the inquiry and follow up with them to see if they are indeed a potential buyer for your home
  • Within 24 hours your home will be a Featured Property on our NC Realty Solutions website with multiple photos and detailed information. Any scheduled open houses will be advertised, as well as informational links to the community, schools, County and City governments, and other activities that may be of interest to a potential buyer outside of the area
  • Within 48 hours we will have placed a "Home Information Book" in the home, which provides further information about the property, if available. This may include a copy of the survey, the NC Residential Property Disclosure, Owner Association Addendum, information on the schools, neighborhood, taxes, transportation, area maps, and any special features or updates of the home
  • We will also place colored brochures in the home for potential buyers to take with them that will feature multiple photos of the home, as well as much of the same in-depth information as the Home Information Book. If the potential buyer takes this brochure, they will have all the information they need to write an offer on your home!
  • We will submit an ad to the local newspaper announcing the availability of your home. This is often done in conjunction with an Open House, but is strictly up to the discretion of the seller. In addition, we will submit your listing to other printed publications to reach your target market
  • We will mail "Just Listed" cards with a photo and brief overview of the home to the target market that makes the best sense for your home. For instance, your home may be perfect for first time buyers, or families that need to upgrade their home, or empty nesters looking to downsize. We will determine the target market and mail these postcards within two weeks
  • The more agents that know about your home, the more likely someone will have a buyer that will be interested. We will e-mail all of the top agents in the target area and provide them with a direct link to your listing and/or flyer. All they have to do is click on the link and view your home instantly!
During the sale process:
  • All showings will be tracked electronically through a centralized, web-based showing service. You will be able to read feedback on your home from the agents that submit it. If we do not automatically receive this feedback, we will attempt to contact the showing agent directly to find out what they and their buyers thought of the home.
  • If you wish to hold your home open, we will arrange for this as often as you wish
  • We will constantly review our marketing system with you, repeating all advertising techniques that will help reach your target market. We work as a team!
Reviewing and Negotiating an Offer to Purchase:
  • Once an offer is received we will review the entire contract with you to ensure that you understand all of its implications. In addition, we will review your selling goals and begin negotiating on your behalf
  • Once we have negotiated the contract, we will stay on top of the various dates and aspects of the contract, working to the closing date
  • If any repairs are needed, we will help you contact any contractors that may be needed and verify that the repairs are completed on time
  • If you need assistance with movers, or any other relocation services, we will help you find the best resources to make your move as smooth as possible
  • We will help you determine which real estate attorney will prepare your Deed and Waiver of Lien, and make sure these and all other documentation are executed and ready for closing
  • Before the closing, we will review the HUD-1 closing statement with you and verify that the information is correct. We attend all of our closings with/for our sellers to ensure that all goes well until the deed has been recorded and the home has officially transferred in title
After the Closing:
  • We will remove the lock box, for sale sign, flyer box and any marketing materials that may still be in the home
  • Records on the sale of your home will be maintained by NC Realty Solutions at no charge. If you should need anything from this file, simply let us know

4. Premier Listing Services

Our Premier Listing Services are for that special property that deserves more attention and exclusive marketing initiatives. These listings usually require a higher commission rate which we will discuss with you in detail. Whether it is an executive home, horse farm, raw land, beach house or any unique property, we are committed to getting it sold quickly for the maximum amount of value possible. We will perform all of the above services as well as:

  • Have a professional virtual tour completed on your property which we will make available in the local MLS, realtor.com and many other websites
  • Create a SMS text campaign for potential buyers to get immediate property details including price and photos
  • If necessary, we will have the property professionally staged
  • Sponsor broker open houses to expose your property to the maximum number of local agents
  • Create direct mail campaigns to potential buyers throughout the market area and state
  • We will create a personal and individual website posting featuring your home. This website will in turn be posted on a multitude of search engines such as Trulia, Zillow, Craigslist, etc. where potential buyers may see the property every day. It will be managed to maximize exposure and to keep your home at the top of the list
  • We will explore any and all potential marketing initiatives that may increase the exposure and potential buying pool for your unique property!
