We have a very thorough and unique marketing plan to help you sell your home...

    Selling real estate is much more involved than putting a for sale sign in the front yard and placing the listing in the Triangle MLS. Buyers today have many avenues for searching for homes that are for sale. In addition, there will be other homes on the market competing for the same buyers. We have a comprehensive Home Marketing System designed to sell your home at the highest price possible, in the shortest amount of time possible, with the least amount of inconvenience to you and your family.

Before you list your home for sale:
  1. Once you have decided to sell your home, we will come and preview the home. We will verify the square footage and document all of its features, updates, neighborhood information, and all positive, as well as negative aspects of the home.

  2. We will then provide you a professional Comparative Market Analysis to help you determine the asking price of your home. We will help you identify your selling goals in terms of finances, timing and any other factors that may affect the sale of your home. We will fully explain the Listing Agreement, its addenda and all aspects of the sale process, right down to the transferring of the title.

  3. After you have determined the asking price of your home we will get to work helping you prepare your home for sale. It is important to accentuate the positive and take care of any potential objections up front. If there are any repairs or other work that needs to be done to improve the marketability of your home we will help you arrange for these repairs and see that they are taken care of in a timely manner. We work as a team!

  4. We will help you stage your home for maximum showing appeal. It may be as simple as "de-cluttering" a room or closet, or it may be as extensive as hiring a professional stager to stage your home for sale - at no additional cost to you!

  5. Once your home is ready, we will take interior and exterior photos, as well as photos of any neighborhood amenities for our marketing materials.


Putting your house on the market:
  1. We will enter your home in the Triangle Multiple Listing Service (MLS) and submit multiple photos of the interior and exterior of the home.

  2. A For Sale Sign will be placed in the yard, and a security lock box will be installed on the front door.

  3. A photo flyer box will be placed near the For Sale sign and will be kept stocked with full color photo flyers outlining the main features of the home, providing the sales price and contact numbers for us.

  4. Within 24 hours your home will be a Featured Property on this website with multiple photos and detailed information. Any scheduled open houses will be advertised, as well as informational links to the community, schools, Wake County and Raleigh Government, and other activities that may be of interest to a potential buyer outside of the Triangle area.

  5. Within 48 hours we will have placed a "Home Information Book" in the home, which provides further information about the property, if available. This may include a copy of the survey, the NC Residential Disclosure, information on the schools, neighborhood, taxes, transportation, and any special features of the home.

  6. We will also place colored brochures in the home that will feature multiple photos of the home, as well as much of the same in-depth information as the Home Information Book. If the potential buyer takes this brochure, they will have all the information they need to write an offer on your home!

  7. We will submit an ad to the News & Observer in the Photo Expo Section announcing the availability of your home. This is often done in conjunction with an Open House, but is strictly up to the discretion of the seller. In addition, we will submit your listing to other printed publications to reach your target market.

  8. We will arrange for other agents to tour your home as soon as possible and provide you with their feedback.

  9. We will mail "Just Listed" cards with a photo and brief overview of the home to the target market that makes the best sense for your home. For instance, your home may be perfect for first time buyers, or families that need to upgrade their home, or empty nesters looking to downsize. We will determine the target market and mail these postcards within two weeks.

  10. The more agents that know about your home, the more likely someone will have a buyer that will be interested. We will e-mail all of the top agents in the target area and provide them with a direct link to your listing and/or flyer. All they have to do is click on the link and view your home instantly!


During the sale process:
  1. We will keep track of all the showings of your property and call each one for feedback. We will report this feedback to you at least once a week.

  2. If you wish to hold your home open, we will arrange for this as often as you wish.

  3. Your home will be featured at the Howard Perry & Walston Home Information Center in the Crabtree Mall. Although we cannot control when the home is featured, we will let you know so that you can see your home at the mall!

  4. We will constantly review our marketing system with you, repeating all advertising techniques that will help reach your target market. We work as a team!


Reviewing and Negotiating an Offer to Purchase:
  1. Once an offer is received we will review the entire contract with you to ensure that you understand all of its implications. In addition, we will review your selling goals and begin negotiating on your behalf.

  2. Once we have negotiated the contract, we will mark your home under contract in MLS and on the sign in the yard. We will review all inspection reports and negotiate the request for repairs.

  3. If any repairs are needed, we will help you contact any contractors that may be needed and verify that the repairs are completed on time.

  4. If you need assistance with movers, or any other relocation services, we will help you find the best resources to make your move as smooth as possible.

  5. We will determine who will prepare your Deed and Waiver of Lien, and make sure these and all other documentation are executed and ready for closing.

  6. Before the closing, we will review the HUD statement with you and verify that the information is correct. We attend all of our closings with/for our sellers to ensure that all goes well until the deed has been recorded and the home has officially transferred in title.


After the Closing:
  1. We will remove the lock box, for sale sign, flyer box and any marketing materials that may still be in the home.

  2. Records on the sale of your home will be maintained by Howard Perry & Walston as well as by us. If you should need anything from this file, simply let us know.
